As a reminder, the inspection must be completed between tenants to ensure accurate results and compliance with local regulations. The cost of the inspection is includes up to 10 samples. If additional samples are required, they will be billed per sample.
To help you figure out how many samples will need to be taken, count as follows; we will need to sample one spot on the floor of each room and if the house has older lead paint containing windows, we will also need to take a dust sample of one of the windows in each room, which will greatly increase the amount of total samples taken.
Rooms are counted as follows; bedrooms, kitchen, bathrooms, hallways, stairs, utility, laundry, garage, and storage areas are counted as rooms. Basically, anything that looks like a room is a room.
Speaking of garages and utility rooms with porous concrete floors, they must meet the same standard as the other floors in the house, so it is recommended that they be painted with a good quality leadfree floor paint. This will greatly increase the cleanability of the room.
To help ensure the inspection process goes smoothly, please take the following steps to prepare your property:
- Thorough Cleaning:
- Remove any dust, dirt, and paint chips from all floors, windowsills, window wells, and other horizontal surfaces.
- Clean windows thoroughly, including frames and tracks.
- Mop or vacuum floors using a HEPA filter vacuum if possible.
- Pay special attention to areas near painted surfaces that may have peeling or chipping paint.
- Clear Access:
- Ensure all rooms and windows are accessible for inspection and sampling.
- Remove or relocate furniture or stored items that may block windows, floors, or other surfaces we need to inspect.
- Repair Any Damaged Paint (If Applicable):
- If you have peeling or chipping paint, it is best to address these areas before the inspection to reduce the likelihood of failing clearance.
- Ensure the Property is Vacant:
- The property must be empty of tenants at the time of the inspection. Please confirm that we can access the property with no occupants present.
