What is a home inspection?
A home inspection is a non-invasive, visual evaluation of a property's major systems and components. This includes the roof, structure, foundation, electrical, plumbing, HVAC, insulation, ventilation, and visible interior and exterior components. The goal is to identify material defects and safety concerns so buyers and homeowners can make informed decisions.
Who should get a home inspection?
Home inspections are recommended for home buyers, sellers, homeowners, and investors. Buyers use inspections to understand the condition of a property before purchasing, sellers use them to identify issues prior to listing, and homeowners use inspections for maintenance planning or peace of mind.
How long does a home inspection take?
Most inspections take between 2–4 hours depending on the size, age, and condition of the home. Larger or older properties may take longer.
Do I need to attend the inspection?
Attendance is optional but encouraged. Being present allows you to ask questions, see issues firsthand, and better understand the home’s systems. A full written report will be provided regardless of attendance.
When will I receive my inspection report?
In most cases, inspection reports are delivered the same day or within 24 hours. Reports are detailed, easy to understand, and include photos and recommendations.

What is included in a buyer’s home inspection?
A buyer’s inspection evaluates all major accessible systems including roofing, structure, foundation, electrical, plumbing, HVAC, insulation, ventilation, windows, doors, and appliances.
What is a pre-listing inspection?
A pre-listing inspection helps sellers identify and address issues before putting a home on the market, reducing surprises during buyer negotiations.
Do you inspect new construction homes?
Yes. New homes can still have defects. We offer pre-drywall, final walkthrough, and 11-month warranty inspections to help protect your investment.
Mold Testing & Environmental Questions
Do you offer mold inspections and testing?
Yes. We provide professional mold inspections and air and surface sampling when appropriate.
What does mold testing involve?
Mold testing may include indoor and outdoor air samples and/or surface samples to identify mold types and concentrations. Results are compared to outdoor levels for context.
Does mold mean the home is unsafe?
Not always. Mold is common in homes. Our reports explain whether levels are elevated, what conditions may be contributing, and recommended next steps.
Termite (WDI) Inspections
What is a termite (WDI) inspection?
A Wood-Destroying Insect (WDI) inspection checks for evidence of termites, carpenter ants, powderpost beetles, and wood-destroying fungi.
Is a termite inspection required?
Many lenders, including FHA and VA loans, require a termite inspection. Even when not required, it’s highly recommended.
FHA / HUD 203k Consulting
What is an FHA 203k consultant?
An FHA 203k consultant assists buyers and lenders with renovation loan projects by conducting feasibility inspections, work write-ups, and draw inspections.
Do you work with lenders and contractors?
Yes. We regularly coordinate with lenders, contractors, and borrowers to help ensure projects stay compliant and on schedule.
Reports, Findings, and Next Steps
Will the inspection find every problem with the house?
No inspection can identify every possible issue. Inspections are visual and non-invasive, but they are designed to identify significant and observable defects.
Should I be concerned if the report lists many items?
Not necessarily. Inspection reports are comprehensive by design. Many items are maintenance-related or informational rather than major concerns.
Do you prioritize issues in the report?
Yes. Reports clearly distinguish between safety issues, major defects, repair recommendations, and routine maintenance items.
